For GAS work carried out prior to April 06 you will need a HOME OWNERS GAS SAFETY RECORD . A good proportion of home owners do not have their GAS appliances serviced annually or at all , and a small proportion are either illegally fitted/serviced or D.I.Y installed/serviced . Poorly maintained or illegally fitted appliances cost lives . HIP Gas Services are available from £165.00 & include checks on up to 3 appliances , boiler controls , energy efficiency and installation pipe work including TIGHTNESS TEST (gas leak test). A Very large gas service company does not carry out a tightness test when they are servicing or repairing GAS appliances . There is no legal requirement for them to do so as the GAS Regs state that the appliance needs only be isolated at the nearest valve downstream . You could be buying a house that has had the GAS appliances serviced every year and they are in good working order , but have a dangerous GAS leak . (please read Gas Safety Section) Recent examples that would have benefited from a HIP Gas inspection
All of these would have been picked up prior to the exchange of contracts if a HIP Gas inspection had been carried out.
